Professor Joseph Pagliari will share insights on the influence of interest rates, the possibility of "bubbles" in today's pricing, the net-of-fee historical performance of (private) core v. non-core (i.e., value-added and opportunistic) real estate funds, incorporating aspects of financial leverage (which varies by strategy) and the asymmetric participation created by the "pref and promote" structure of non core bonds.
